Brigade Enterprises Ltd, the Bengaluru-based real estate group, is expanding its presence in Chennai with plans to build the tallest residential project yet with 49 floors in Perambur.

This will beat its own ongoing project, Altius, at Sholinganallur that will have 47 floors, while SPR towers in Perambur is a 45 floor project.

Brigade’s Perambur project will have five towers (the other four towers will have between 38 and 43 floors). It will be built in 15.82 acres with an investment of 620 crore, said sources.

Perambur is one of Chennai’s fastest growing residential areas. In the last two years, Chennai’s Pallavaram recorded rental values growth of 44 per cent while capital values rose by 21 per cent. In Perambur, rental values grew by 36 per cent while capital values rose 23 per cent, according to ANAROCK data released in March.

For Brigade’s Perambur project, the land cost will be ₹178 crore; the building cost is ₹405 crore and utilities ₹37 crore. The project, through a joint venture with PVP Ventures, will have four floors (G+3) to accommodate 2,470 vehicles. It will have five towers.

Brigade is also putting up a similar project in Velachery costing nearly ₹600 crore. It plans a high-rise group development at Raptakos, Brett & Company Ltd facility, which has been closed for many years. The site is sandwiched between Phoenix Mall and Westside.

The changes in Floor Space Index (FSI) regulations as per TNCDBR 2019, has accentuated verticalisation with more high-rise buildings in Chennai.

The city annually produces 22,000 to 23,000 dwelling units. This is far below when compared with cities like Hyderabad or Bengaluru generating over 80,000 units each, and Mumbai at a distant aim of 1.25 lakh units, industry sources say.

Siva Krishnan, Senior Managing Director - Chennai & Coimbatore, and Head - Residential Services, India, JLL had earlier told businessline that prior to 2010, Chennai’s high-rise structures ranged between 14 and 18 floors. The period between 2010 and 2018 saw a significant shift, with buildings regularly exceeding 20 floors. Vertical growth began post-2019, as the city embraced true skyscrapers surpassing 40 floors.

In Chennai, Brigade has over 125 acres and 17 million sq ft of developable area. Some of projects in Chennai both delivered and under construction — Brigade Vantage (retail), WTC Chennai (office), Brigade Residences at WTC (residential), Holiday Inn (hospitality), Brigade Xanadu (residential) and Icon, a mixed-use development.
